There are two Flowerfields in St. James. One is a 63-acre Gyrodyne-owned complex that has been in and out of court for years and is now being sold off in pieces. The other is a catering operation at 199 Mills Pond Road with a 6,000 square foot ballroom, a glassed atrium and a gazebo on an island in a pond. They share a name. Know which one you are reading about, because the news is all about the other one.

The rooms, and where their own numbers stop agreeing

The venue is owned and operated by Lovin’ Oven Catering of Suffolk, LLC, at 199 Mills Pond Road. Their venue page gives the Grand Ballroom as 6,000 square feet with a 350 maximum, two cocktail bars, a cordial bar and a mahogany dance floor. The Atrium is listed at 14,400 square feet, climate controlled, with a koi pond, a bridge over it and floor-to-ceiling windows. Gazebo Island reads 150 seated reception, 300 for a ceremony, 250 for a cocktail hour. The grounds are described as 12 acres and up.

Now the part nobody flags. The Atrium is where the numbers stop making sense. That same page prints it at 40 seated and 100 for a ceremony — the identical pair printed against The Grounds — and a 14,400 square foot climate-controlled room that seats 40 does not add up. Complicating it further, PartySlate renders venue-supplied data that puts the 300 ceremony, 150 seated and 250 cocktail figures against the Atrium rather than Gazebo Island. Flowerfield’s own site blocks automated reading, so we cannot settle which label is right from out here. Open the venue page in a browser, and get the Atrium’s seated capacity in writing before you plan a ceremony in there.

No pricing is published on the venue’s own site. WeddingWire lists a $7,000 starting price and a $2,000 ceremony fee for this venue; that is an aggregator figure, we did not see it confirmed anywhere by Flowerfield, and aggregator start-prices on Long Island are stale more often than not. Treat it as a conversation opener and nothing more.

The 49 acres, and why couples keep asking about them

Gyrodyne, LLC owns the Flowerfield complex in St. James and has spent years trying to develop the undeveloped part of it. A preservation coalition fought a plan that would have put a 125-room hotel, 175,000 square feet of office space, 250 assisted living units and a roughly 7-acre sewage treatment plant on the site, and the state Department of Environmental Conservation looked at buying the land outright for open space.

On 4 August 2025 Gyrodyne announced an agreement to sell approximately 49 acres of vacant land inside the Flowerfield complex to B2K Smithtown LLC, in a range of $24,000,000 to $28,740,000, with the company estimating the higher end. The Real Deal reported in March 2026 that B2K intends medical offices, an assisted living facility and a hotel, while preserving more than 40 percent of the property as open space.

None of the filings we read name the catering venue, and nothing we found says the wedding business is closing or moving. But if you are booking a date in 2027 or 2028, the honest question is whether there will be construction within earshot of an outdoor ceremony. Put it to them directly and get the answer on paper.
