We tried landsendweddings.com/plan-your-wedding/, /venue/, /sample-menus/, /vendors/ and /location-and-contact/ on 10 September 2026. Each returned a server error. A direct request outside the browser was blocked by our outbound proxy, so we cannot tell you whether the failure is permanent or a bad afternoon.

This has a real consequence for a couple. There is no first party price, no first party capacity, no first party vendor policy and no first party rain plan on record, because the pages that would carry them could not be read. Zola's listing for the venue is marked unclaimed and carries neither pricing nor capacity. Here Comes The Guide has no listing we could locate.

The business itself is plainly operating. The Knot and WeddingWire listings are live and dated 2026, and the Yelp page was updated in July 2026. Treat the website as broken rather than the venue as closed, and expect to do your fact finding by phone.

A private beach, a fire pit, and a cocktail room with a 40 foot granite bar

The homepage names the spaces: a ballroom listed at 4,700 square feet, a cocktail room, Garin's Loft, Garin's Room, Garin's Bar, a Balcony Suite, a gazebo and private beach access. WeddingWire fills in the detail. It gives the Grand Ballroom as 4,700 square feet seating 350 with a hardwood dance floor. It describes the cocktail area as a separate 2,400 square foot space with a forty foot granite bar, three fireplaces and a baby grand piano.

That cocktail space is the differentiator. Most venues in this price band run cocktail hour in a foyer or a widened corridor. A dedicated 2,400 square foot room with its own bar and three fireplaces is a second venue inside the first one, and it changes how the first ninety minutes of a wedding feel.

The Knot describes the ballroom slightly differently at 4,600 square feet and up to 350 seated, and adds a Beach Gazebo and a Canopied Deck and Patio. The hundred square foot discrepancy between the two marketplaces is trivial in itself. It is a useful reminder that neither is quoting the venue directly.

WeddingWire also lists a covered deck and patio rated to 325, a Cordial Lounge with mahogany walls, bridal and groom suites, and the fire pit overlooking the bay.

Four marketplaces publish four different maximum capacities

WeddingWire says up to 350 reception guests, with the ballroom at 350 and the covered deck at 325. The Knot says 300 plus and states the venue accommodates 250 to 400 depending on location. Wedding Spot caps it at 324 indoors and 285 outdoors. PartySlate says 200 seated and 324 standing.

Four sources, four answers, and the venue publishes none. PartySlate's 200 seated is the outlier and would rule out a large wedding entirely if it were right. We are not picking a winner. If your list runs above 250, get a written capacity for a named room with a dance floor in it before you pay a deposit.

The one thing the sources agree on is exclusivity. The Knot lists one event per day as an exclusive booking and WeddingWire lists a one event per day policy with a single event space. Neither is a venue statement, because the venue's reachable pages say nothing on the subject.

The ceremony fee is either $2,000 or $1,200 to $1,500

The Knot and WeddingWire both list a $2,000 ceremony fee applying in peak and off peak alike, with no site fee for the reception. Wedding Spot lists the ceremony fee as $1,200 to $1,500 and says it includes an extra hour of event time.

Those are not the same offer. One is a flat charge, the other is a lower charge that buys you an hour. Since the venue publishes no fee schedule at all, there is no first party figure to settle it, and averaging them would produce a number that describes no actual arrangement.

The whole event totals line up better. WeddingWire gives $23,000 starting off peak and $24,000 starting peak, with couples usually spending $35,000 off peak and $45,000 peak. The Knot shows the same $23,000 start and the same $45,000 typical spend. Wedding Spot instead quotes $22,838 for 50 guests. All three carry the caveat that starting prices exclude service fees, taxes, gratuity and rental fees, and all put peak season at May through October.

Wedding Spot separately lists five hours of event time excluding setup and cleanup, with additional hours at $1,000 each. No clock time end, no music curfew and no service charge percentage is published by anyone.

Two sources disagree about whether outside vendors are allowed at all

PartySlate states flatly that outside vendors and suppliers are not permitted and that catering is in house. Wedding Spot says all food and beverage is handled by the venue and catering is provided by the venue, which is consistent on food and silent on everything else. The venue does maintain its own vendors page, and that page returned a server error, so the policy could not be read where it should live.

This is the practical shape of the problem at Land's End. The venue almost certainly has clear answers. They are simply not readable from outside right now, and a couple should not assume that a photographer, band or planner they have already booked will be welcome.

PartySlate also carries a claim about ownership: that Land's End is operated by Lovin' Oven, founded in 1985 as a private events catering company and now running thirteen locations across Long Island, New York City and Myrtle Beach. Nothing on the venue's reachable pages corroborates that, so we are recording it as an unverified marketplace claim and nothing more.

Worth the phone call if you want the bay and a big room

The case for Land's End is straightforward. A large hardwood floored ballroom, a genuinely separate cocktail room, a private beach and a fire pit on Great South Bay, and one wedding at a time according to two marketplaces. For a couple who wants a Suffolk waterfront wedding at scale, that is a strong set of features.

The case against is entirely about information. You cannot verify a single number from the venue itself at present, the ceremony fee is quoted two ways, the capacity is quoted four ways, and the vendor policy is contradicted. None of that is a reason to rule the venue out. It is a reason to arrive at the first meeting with a written list.

Take four things to that meeting. The seated capacity of the ballroom with a dance floor installed. The ceremony fee and whether an extra hour comes with it. The outside vendor policy in writing. And what the service charge or administrative fee percentage is, since no source publishes one.
