Start with what the $80 buys. It anchors the Complete Wedding Package, a five hour reception whose cocktail hour runs passed hors d'oeuvres, chafing dishes and pasta stations. Dinner brings a main reception table, a champagne toast, a duet course and an entree chosen from three. A tiered wedding cake, a five hour top shelf open bar and one vendor from each category are included. That is a real package rather than a room rate.

Now the part most venues hide. The venue states a 22% administrative fee plus sales tax, and separately suggests staff gratuities of $8 per guest and a maitre d' gratuity of $5 per guest. The gratuities are described as suggested rather than mandatory. Add all of that and the number a couple actually pays sits well above the headline, which is exactly why publishing the components matters.

Wedding Spot approaches the same venue from the other end. It gives $130 per person inclusive of taxes for a peak season Saturday, with discounts for other days and off season dates, plus a package starting at $14,631 for 100 guests. The Knot shows the same $80 starting price and says couples usually spend $18,500. Those figures are not in conflict so much as measuring different things: $80 is a pre fee floor for the cheapest dates and $130 is a tax inclusive peak Saturday. Hold both.

1909, county parkland, and a maritime museum next door

The building was originally constructed in 1909 and forms part of the Suffolk County parks holdings, restored to host weddings and now operated by Lessing's Hospitality Group. That date comes from Manhattan Bride rather than from the venue's own page, which gives no year, no architect and no original owner, so we attribute it rather than asserting it.

The Knot's listing carries a 117 years in business field, which describes the Lessing's company and not this building. Read it that way and ignore it as a venue founding date.

The setting is the argument for this venue. It sits on the Great South Bay next to the Long Island Maritime Museum, and Manhattan Bride reports that outdoor ceremonies can be held at the adjacent historical society docks. A ceremony on a working dock beside a museum, on county parkland, is a different photograph from a hotel lawn.

There is no standalone website. The venue's official page lives on lessings.com, which is unusual and occasionally confusing when a search result sends you to the corporate site instead.

At 205 guests this is the smallest ballroom in the group

The venue's own spec sheet gives 205 for the reception and 205 for a seated dinner, with a maximum of one simultaneous affair. Zola independently lists up to 205 seated with a workable range from 100. The Knot bands it 151 to 200 with a maximum of 210, and Wedding Spot says up to 200.

So the disagreement here is trivial, five guests either way, which is a pleasant change from the rest of this batch. The important part is the absolute number. Most of the Long Island ballrooms on this site run to 300, 400 or 500. This one stops at 205, which makes it a genuine option for a wedding of 140 that would rattle around elsewhere.

The spaces are a ballroom, a glass enclosed patio, a newly installed brick patio, an outdoor ceremony area, a bridal changing room and a 1,400 square foot dance floor. Manhattan Bride adds that the glass enclosed brick patio handles cocktail hour, with a separate dedicated room for dining and dancing. Wedding Spot notes the dance floor and bar areas are divided from the main dining room by French doors. There is a Matterport virtual tour published if you want to judge it before driving out.

A 100 guest minimum, a $2,500 deposit and a $1,100 ceremony fee

All three of those are first party numbers, which is rare enough to be worth listing plainly. The minimum of 100 guests appears on both the Complete Wedding Package and the Wedding Exclusive pages, with a per guest surcharge applying above it. Wedding Spot independently confirms the 100 guest requirement. The deposit is stated as a $2,500 minimum on all events.

The ceremony fee is $1,100 on the venue's own page. The Knot says $1,200 and Wedding Spot says the ceremony is included in the package and can be held outdoors or at the nearby Maritime Museum. We prefer the venue's own $1,100 and record the discrepancy.

There is currently a first party promotional rate of $99 plus fees per person for available dates through October 2026. It is date limited and will lapse, so treat it as a live offer to ask about rather than as a standing rate. Anything you read quoting $99 after that window has gone stale.

In house caterer, in house liquor, no outside audio visual

The rules here are stated rather than implied. The in house caterer is required and in house liquor is required. Live music and DJs are allowed. No external audio visual equipment is available, which is a specific constraint worth knowing if your band travels with its own rig or you were planning a projected slideshow.

Zola adds that no BYOB is permitted. The venue publishes a list of vendor partners across bakery, floral, DJ, bridal beauty, travel, stationery, officiant, photography and limousine categories, and names an in house party planner. No outside vendor fee is published.

On hours, the five hour reception length is first party. The 2:00 AM music curfew and the additional hour rate of $600 based on 100 guests come from Wedding Spot and are marketplace figures, so confirm both. No rain policy is published, though an outdoor ceremony area, a glass enclosed patio and an indoor ballroom all exist and Zola lists indoor ceremony capability.

The best documented venue here, and still not a finished budget

If you want to know what a Long Island wedding actually costs before you walk into a sales meeting, this is the page to read. The rate, the ceremony fee, the deposit, the guest minimum, the administrative fee, the suggested gratuities, the capacity and the exclusivity are all published by the venue itself. Almost nobody else in this batch publishes more than two of those.

That transparency cuts both ways. The $80 headline is not a budget, because the 22% and the suggested $13 per guest in gratuities land on top of it before sales tax is added. A couple who plans on $80 and pays what Wedding Spot describes for a peak Saturday will be unpleasantly surprised by the difference.

This suits a wedding of 100 to 205 that wants water, a 1909 building and a written price. It suits less well a large guest list, or a couple who wants a private estate feel, since the property sits on county parkland with a museum beside it and public access around it.

Two questions remain open even here. What the ceremony arrangement at the historical society docks involves in practice, including permissions, and whether the 2:00 AM music curfew on Wedding Spot is real.
