Shelter Island is reachable only by ferry, from Greenport to the north or North Haven to the south, and that decides the end of your night before anything else does. The Boathouse sits on 18 acres there, with over 200 feet of private shoreline on West Neck Harbor. It books one event per weekend, April through November only, and includes three days of pre event vendor access. The rate card puts the whole building at $15,000 plus a $300 event coordinator fee, though that document carries no year on it.
This is one of the few venues in this batch with a real first party per person figure, and $100 is a food floor rather than a package price. Stack it properly: $15,000 for the building, $300 for the coordinator, $100 and up per head for food, plus a bar that WeddingWire puts at $75 per person, plus a service charge and tax that nobody publishes. The rate card behind the $15,000 has no year on it, so confirm the current season's number before you build a budget on it.

Shelter Island is ferry only, so the last northbound and southbound crossings, not the venue, set the practical end of your night.
Shelter Island sits in Peconic Bay between the North and South Forks. Guests cannot drive there directly. They take the North Ferry from Greenport or the South Ferry from North Haven, and both run on schedules that end.
That changes the shape of the evening in ways a mainland venue never does. Your late arrivals are constrained by a boat. Your band's truck is constrained by a boat. Your guests going back to a Greenport hotel at 11pm are constrained by a boat, and a missed one is not a taxi ride away.
The venue publishes no end time of its own, so the ferry timetable is doing that job by default. Before you book, map the last northbound and southbound crossings for your date against your reception end, and decide whether you are paying for island lodging or for a late boat plan.
The season is published and it is narrow. The rate card prices the entire building for April through November only, on Fridays, Saturdays and Sundays. No winter dates are offered at all.
For a harbor front property with an enclosed building, that is a business decision rather than a physical limit, and it means the venue is competing for exactly the dates every East End venue is competing for. Book early or take a Friday.
The site fee is $15,000 for the entire building, plus a $300 event coordinator fee. That comes from the venue's own rate card, and WeddingWire independently lists the same $15,000, which is a useful cross check.
The problem is the document. That rate card is undated and it is hosted on a marketplace pricing sheet service rather than on the venue's own domain, so we cannot tell you which season it prices. The venue's own weddings page confirms that a site fee exists, along with a 25 percent non refundable deposit and payment in full 30 days before the event, but it does not restate the amount.
Treat $15,000 as a well evidenced figure that still needs confirming for your year. Ask for the current rate card as a dated PDF, and ask whether the $300 coordinator fee has moved with it.
Catering is exclusive. No external caterers are permitted, and the caterer is East End Events Catering, which has its own page on the venue's site. The facility rental itself is paid to Island Boatyard, so you are dealing with more than one entity before the day is over.
The caterer's prices begin at $100 per person, which the venue publishes first party. That is a food floor sitting on top of the $15,000, and it does not include bar, tax or service charge, none of which are published anywhere.
WeddingWire separately lists $75 per person for bar service. That is a different line item rather than a competing figure for the same thing, it is marketplace sourced, and it is not confirmed on the venue's own site. Two per head numbers and a building fee still do not add up to a total, because the service charge and tax remain unpublished.
The site fee covers tables, chairs, three custom wooden bars, heat and air conditioning, parking and restroom staff, and all cleaning. It also covers three days of pre event vendor access, which is the most valuable line in the list.
Three days means your florist is not building an installation at 6am on the morning of. On an island where every delivery crosses on a ferry, unhurried setup is worth real money.
The building itself has exposed beams, dark wood floors and vintage chandeliers, with a 1,600 square foot deck per The Knot. Outside there is a North field available for ceremonies or a tent, a grassy meadow, a private dock, a pebbled island area, dressing suites and two boat slips for guests who arrive by water.
The venue's own weddings page gives 65 Menantic Road. The Knot lists 63 South Menantic Road. We could not resolve which is correct, so use the venue's own address for deliveries and confirm it with the coordinator before anything gets shipped.
Occupancy indoors is 200 maximum, per the rate card. One event per weekend is the venue's own commitment, and The Knot separately describes one event per day, so exclusivity here is better documented than at most properties in this batch.
No rain plan is published. The building is enclosed with heat and air conditioning and the North field tent site is optional, so a fallback plainly exists on paper. What does not exist on paper is who decides, when, and at whose cost.
